Q. I didn’t know there were management companies who specialized in Hillsborough County Dependent Tax Districts. Do you also manage other Districts?
Our parent company, Merit Management, currently manages Hillsborough County’s three largest dependent Tax Districts. Altogether, Merit manages the Bloomingdale Special District, Northdale Special District, Logan Gate Village Special District, and Hickory Hill Special District—and several of these have been our clients for more than two decades. Trust us, we know Dependent Tax Districts in Hillsborough County!
Q. So, how is what you offer to those large Districts different from the services you’d provide to us?
Sunshine’s model is based on remote management principles, which means we would do basically everything you are responsible for other than attending meetings, inspecting property, and dealing with your contractors directly. When the Board is experienced and you handle your own contractor meetings and property inspections, we are available to handle the rest. You can learn more about the services we offer detailed here.
Q. Does this mean you will handle all of the County requirements and deal with the interesting County personalities?
Yes indeed!
Q. Does this mean we will never have to be bothered by a County representative again?
It does!
Q. Will you handle all of our legal advertising?
Yes, we will!
Q. Will you provide our state-required website, as well as manage and update it as necessary?
We will provide the website, ensure it is kept current and conforms to legal requirements, and update it as laws change. We are always on top of all Florida statutes that require Special Districts to have websites with specific, mandatory information.
Q. Will you make sure our bills are paid on time? Will you provide a monthly financial package for Board review?
Not only will we provide a complete monthly financial package, but it will also be prepared by a CPA! We will handle your bill payment after two of your Board Members have authorized disbursement of funds through our online accounts payable software program. You won’t have to deal with paper checks again! Your Board Members can approve the bills from anywhere with internet access.
Q. Will you handle having the audit completed and providing it to Hillsborough County and the State of Florida, as well as dealing with that damn LOGER system?
Yes, yes, and yes!
Q. Will you prepare the Board’s annual draft budget and then handle the budget processing once approved?
Yes, we will!
Q. Our Association collects less than $50,000 in assessments. Will you handle the mailing and processing of non-audit financials and the filings through LOGER?
Absolutely!
Q. One thing we need to do is give our homeowners a place to get all of their questions answered, too. Will you provide a team and phone number for our residents to call during business hours in case they have questions?
We will be happy to speak with your residents, answer whatever we have the ability to answer, and then follow up with an email to the Board liaison summarizing the conversation and indicating any action needed.
Q. Will you act as our mailing address of record?
We will provide you with a mailing address and respond to whatever information requests we can. As for anything outside of our purview, we will scan it and email the rest to the Board liaison.
